About the district
Nizami district lies in the east of the city, towards Heydar Aliyev International Airport, and is named after the poet Nizami Ganjavi. It includes the 8th Kilometer (8-ci km) settlement and the Keshla municipality. Gara Garayev and Neftchilar stations on the Red line serve the district. 8-ci km is home to an 11,000-seat stadium (now Palms Sports Arena, formerly Bakcell Arena and Neftchi Arena) and the well-known 8th km market. Alongside dense Soviet-era estates the district is growing with new construction, and it borders the White City project area. International guides describe Nizami as a dynamic, lively district. It suits families and young people who value a market nearby, metro access and accessible housing options. Parts of it have older housing stock, industrial land and heavy traffic.

Neighbourhoods
8th km
8th Kilometer (8-ci km) is an urban-type settlement in Nizami district and one of the best-known residential areas in the east of the city. Neftchilar station on the Red line is in the settlement, with neighbouring Gara Garayev close by, and the centre is a direct metro ride away. Its best-known spot is the 8th km market, famous for its wide range of goods. The area is also home to an 11,000-seat stadium (now Palms Sports Arena). Housing is mostly Soviet-era high-rises, with new residential complexes added in recent years. Having the market, metro, schools and daily services close by makes 8-ci km a practical choice for families seeking affordable homes, and rental demand is high. Heavy traffic and crowds around the market and the age of some buildings are worth keeping in mind.
